Apartment properties set aside a marketing budget to fill units. Part of that budget pays a referral fee when someone signs a lease they would not have found on their own. That fee is what pays us.

It comes from the property, not from you, and it does not change what you pay. Your rent, deposit and fees are the same whether you walk in off the street or we introduce you.

What it buys you is someone who already knows which places have real vacancies this week, which ones are running specials, and which ones will approve your application.

Is it actually free?+

Yes. Apartment properties pay a referral fee when a resident they would not otherwise have met signs a lease. That fee comes out of their marketing budget, and it is the same whether you come through us or not. Using a locator does not raise your rent, your deposit, or your fees.

How long does this take?+

Most searches run three to seven days from the first conversation to a signed lease. If you are moving sooner than that, tell us. We can usually work with a tight timeline, and we will tell you straight if we cannot.

What if my credit or rental history is complicated?+

Tell us early instead of late. A broken lease, thin credit, an eviction, income that is hard to document โ€” every property sets its own approval bar, and knowing yours up front means we send you to the ones that will approve you instead of collecting application fees at the ones that will not.

Do I have to use the places you send me?+

No. Tour on your own, find something yourself, walk away at any point. There is no contract and nothing to cancel.

What do you need from me?+

Your budget, your timeline, and a straight picture of your situation. The more accurate that is, the less of your time we spend on places that were never going to work.
